Roughly three quarters of the dwellings here are flats or apartments, with pre-1940 houses, Art Deco blocks and Victorian semis behind the village. That mix drives nearly every callout on our sheet.

The old stock is the bigger worry. Pipework laid before 1940 has held pressure for most of a century, and when it lets go it does so suddenly, with no polite drip first to warn anyone.

Density raises the stakes. A burst pipe in a freestanding house is your problem; the same burst two floors up in a block off Knox Street is four households' problem within the hour.

Here is how that combination reads on a callout sheet:

• Sudden bursts in original lines. Heritage houses behind Cross Street where nothing has been replaced since the war.
• Failures that travel downwards. Water finds the ceiling below long before anyone upstairs notices a damp patch.
• Hot water systems past their day. Old units in older blocks, giving up without warning and needing a same-day fix.
• Strata questions mid-emergency. We shut it off first and sort out who owns which pipe afterwards.
